One of the most important steps to take before purchasing real estate or building on a land is to inquire about the zoning status. So, what exactly is the zoning status and how to question it?

What is the Zoning Status?

Zoning status is the official document that determines what type of building can be built on a land or parcel, up to how many floors and under what conditions. According to the development plans prepared by the municipalities, each parcel has a zoning status. This document; It includes the purpose of use of the building (residential, commercial, industrial, etc.), number of floors (gauge), building seating area (TAKS), total construction area (KAKS/precedent), drawing distances and special conditions.

How to Inquire the Zoning Status?

There are several methods to query the zoning status. You can request a written zoning status document from the zoning and urbanization directorate by applying to the relevant municipality. Additionally, many municipalities now offer online zoning status inquiry services. You can also access basic information via e-Government via the parcel inquiry service of the General Directorate of Land Registry and Cadastre.

Documents Required for Zoning Status Certificate

The documents you need to have with you when applying to the municipality are: title deed copy or title deed record, ID photocopy, application sketch (obtained from the cadastral directorate) and application petition. The process is usually completed within 3-7 business days.

Things to Consider

When buying land or real estate, be sure to check the zoning status. Housing cannot be built on undeveloped or field lands. Zoning plan changes can significantly affect the value of the property. There may be additional restrictions in areas with special status, such as protected areas or natural protected areas. It is of great importance to pay attention to environmental protection laws in the Muğla Province, Southwest Turkey region, especially in Dalyan, Mediterranean Turkey, Köyceğiz, Aegean Turkey and coastal regions.
